We offer full architectural services for new buildings, extensions and renovations. However, as every design solution is unique, we can also offer tailored packages to suit the individual requirements of each project. The practice is registered with the Royal Institute of the Architects of Ireland.
Our process generally follows a sequence of 5 stages, outlined below. We will be there to guide and assist you every step of the way.
This is the information gathering and advice giving part of the project. We gather all the information necessary to begin design, including budget and time frame. We advise on third party consultants or specialists as required. We provide overview information on budget development, planning and building regulation requirements.
Following on from the information gathered in the pre-design stage we develop the design brief and survey the site or building. We create outline sketch proposals and sometimes 3D massing graphics. Here we focus on the general arrangement of spaces, views, light, character of the proposed building and connections to it’s surroundings. We also explore the construction methods and advise on planning and building regulation responsibilities. Initial Design presentation meetings are held with the client and feedback is encouraged to provide clarity as to the direction of the design.
Developed Design (including planning application)
Based on the results of the initial design phase, we develop the design sketches into more accurate drafted drawings. Plans, elevations and sections are produced and consideration is given to specific materials, products, finishes and renewable energy sources. Client involvement and feedback at this stage is a key part of the process. Pre-planning consultations and preparation of the necessary documents and drawings required for the planning application are completed at this stage, if required.
Detailed Design (including tender package)
At this stage we detail how the building will be built. We prepare a fully comprehensive set of drawings, specifications and other documents to allow building contractors to accurately price and build your project. We advise on the most appropriate technological and construction methods and liaise with other specialist consultants such as structural engineers. We prepare and issue tender packages to a number of selected building contractors.
We help the client evaluate the contractor quotes upon their return to the client and facilitate a building contract between the client and the selected contractor. We lodge commencement notices to the Building Control Authorities so work can begin on-site. During the construction process we visit the site regularly to ensure quality, workmanship, execution and build progress is in line with the contract documentation. We chair site meetings, answer questions, solve any on-site problems, certify stage payments, snag the final build and issue certificates of compliance.
